IP West has doubled its office space
The international property developer AIG/Lincoln and the property adviser Jones Lang LaSalle hereby announce the completion of the new phases of IP West.
IP West is located in one of the most popular business locations of District 11. The office building offers more than 30,000 sq m grade ‘A’ office space with flexible layout, excellent natural daylight and an exceptional car parking ratio. The success of the first two phases was proved by leasing the entire 15,800 sq m soon after delivery to a number of well-known international corporations such as Philips NXP, Dalkia and Heineken.
The high quality technical and architectural settings that were introduced in the first buildings were retained in the new phases too. Besides the technical specifications of the Grade ‘A’ requirements, a wide range of services are available in IP West including; a bank branch with ATM , a café and two restaurants, storages as well as a car wash. Furthermore, 500 extra parking spaces are available for rent including visitor parking spaces.
The new phases can be divided into 3 units, offering 14,000 sq m office space in total, with 1,600 sq m per floor. Building 5 is a totally separated unit with 2,400 sq m office space with its own entrance and reception area, therefore it can be used as a single headquarters accommodation.
A landscaped inner garden of 1,500 sq m is completed among the buildings where colleagues can relax and work on wooden benches and on green grass. Roof terraces for exclusive use are available for the tenants on the 7th floor of each phase with beautiful views over the Lágymányosi Bridge and the Buda hills.
Lance Bozman, Managing Director of AIG/Lincoln said: “There is great interest towards the new phases of IP West. Besides new companies, our current tenants are also paying attention to the expansion opportunities Dalkia, our tenant in building 1, is the first again of those who signed the lease in the new buildings and expanded their office space. Using the new phases as an expansion to the previous phases is a great potential for our current tenants.
Thierry Delvaux, Managing Director of Jones Lang LaSalle added: “Some significant changes have happened on the South Buda submarket since last year. The supply has increased however the 11th district is a proven office location and IP West belongs to the prime offices category due to its technical standards and services scale as well as its accessibility and visibility. I believe that IP West can fulfil the requirements of today’s tenant as the efficient office spaces of the building can support the companies’ cost reduction strategy and this is being proven by the interest that we have from companies looking to relocate to IP West”.
