Office Garden to offer garden-like offices
GRT, a Hungarian-owned group engaged in the development of office and residential projects, is about to start work on several smaller office buildings on almost four hectares in an abandoned industrial zone located on the corner of Hengermalom and Szerémi streets in the 11th district.
The supply of A+ category office buildings in the capital city will soon be enhanced by a new South Buda project known as Office Garden.
In the first phase, a building of 15,000 square meters will be completed. The details of the plan were recently described to the press by Róbert Tilki, director of GVA Hungary.
Talking about the project, Tilki emphasized that the basic idea is to create an unusually spacious green area apart from the buildings in the Hungarian practice. There will be a large park between the buildings to provide clients with a pleasant working environment. The feeling of green and airiness will be supported also by the big terraces of the buildings. Within the Office Garden project, 75,000-80,000 square meters of office area will be handed over in years to come, translating out to five or six complete buildings. Also an inner road network will be developed between them, together with surface parking lots for clients.
Tilki explained that, as a result of scarce public transport accessibility presently in the area, a private bus line will operate for employees. And, as the investors are also considering the ever-growing number of employees commuting by bike, bike storage spaces will be constructed.
Eleventh district head architect János Schreffel encouraged prospective renters with the plan of turning Szerémi út into a town alley, with a two-lane road and a tram-line. But accessibility can be also improved by adding a section towards Albertfalva, to the 4th subway line, currently under construction.
The office building is suitable for companies renting areas from 100 square meters, but there contiguous office areas of 2,100 square meters a single floor may be had. When planning and operating the building, similarly important factors were to use high quality materials, energy saving, environment awareness, and environment harmony. Green areas, roof terraces and gardens of the office park offer not only a pleasant view, but also a more effective work. The landscaped parks of the Office Garden, with trees and abundant vegetation, together with the roof terraces, create a pleasant working environment. The building has simple and clear lines, it is modern in all respects, and there are two imposing reception spaces at the bottom of its both towers. Due to the huge window surfaces that can be open, offices will be well illuminated by natural light.
Plans for the office building take the effective shaping of the office area into account, and its good divisibility. Thus at one single level of the building, even 326 people can take a seat, so it will be an ideal work environment for back-office providers. That function is also supported by the vicinity of the Műegyetem (University of Engineering), and telecom providers such as T-Com, Pannon, PanTel present in the 11th district and its immediate vicinity.
Under the office building, a three-level underground garage is to be found, providing 350 parking spaces.
