Prologis Fills Speculative Facility in Janki

Prologis, Inc., a leading global owner, operator and developer of industrial real estate, announced today that it has leased 25,500 square metres at Prologis Park Janki with ROHLIG SUUS Logistics – one of the three largest logistics operators providing comprehensive services in Poland.

ROHLIG SUUS Logistics leased the full 18,500 square metres available in Building 3, as well as an additional 7,000 square metre extension of this facility. The additional area will be adapted to meet the customer’s particular needs, become the market’s first cross-dock facility to support groupage handling in the process. The entire area totalling 25,500 square metres will be the largest facility of its kind near Warsaw to be occupied by a logistics operator providing comprehensive services.

The location is particularly favourable in the context of the company’s own groupage distribution system which allows it to deliver goods across the entire country within 24 hours. As requested by the client, environmentally responsible solutions have been incorporated into the design, which, for example, significantly reduce the consumption of electricity.

“We decided to complete the third Janki facility due to the decreasing availability of industrial real estate in southern Warsaw”, stated Kamila Pruk, Prologis leasing manager for Poland. “The park’s excellent location close to major national and international transport routes, combined with Prologis’ expertise and flexibility, created a compelling proposition for our new customer. We wish ROHLIG SUUS Logistics much success in their new distribution centre and look forward to continuing our fruitful collaboration.”

“The scale and rate of development, as well as the quality of ROHLIG SUUS Logistics’ investment are unprecedented in the industry. The agreement with Prologis is the fourth important change in the field of real estate for us this year — we have already opened two build-to-suit logistic complexes in Czeladź and Poznań, and we have moved the branch in Łódź to a larger, modern A class facility. This will significantly increase our operating capabilities and will impact further development of our services” — said Daniel Franke, board member responsible for contract logistics, domestic distribution and IT solutions at ROHLIG SUUS Logistics.

“The decision to progress with our first speculative build in Poland since 2009 was guided by our deep understanding of the market, and made possible by our considerable financial strength,” added Bartosz Mierzwiak, vice president & market officer for Prologis in Poland. “By demonstrating genuine industry leadership, we were able to anticipate our customer’s needs and lease this modern facility.”

Prologis Park Janki comprises three modern distribution facilities totalling 91,000 square metres. The park is located in Janki, close to the Warsaw–Katowice road 8, approximately 15 kilometres southwest of the centre of Warsaw. ROHLIG SUUS Logistics joins other large lease customers at the park such as EURO NET, which occupies 49,300 square metres and No Limit, which occupies 9,300 square metres.

Prologis has seven distribution parks in the Warsaw area, totalling more than 700,000 square metres. Prologis is the market leader in logistics and distribution facilities in Poland, offering more than 1.9 million square metres of space across 22 distribution parks (as of June 30, 2012).
