First Tenant in South Base Dunaharaszti

The first successful leasing transaction was realized following a long process of negotiations in South Base Project, Dunaharaszti. The new Tenant is Halton Clean Air, a company with Finnish background, their business activity is manufacturing and trading with indoor air-filter systems; the leased area is the total floor space of Building „A” (approximately 5,000 sqm) for a long term lease.

The new production facility enables Halton to start production of indoor climate system components and to increase air filtration production capacity. In addition, a new sales office and regional administration will be established in the Dunaharaszti site.

The investment will enhance our offering and service in the Central and Eastern Europe in both air filtration and indoor climate products. – In addition to manufacturing of air diffusion components for market segments like: offices, hotels, health care, shopping/entertainment centers, airports and industry, the unit will also concentrate on building indoor climate system solutions for Central and Eastern European market needs. As a result we are able to offer new solutions for different segments from office to hotels and health care as tailored to local needs. Being close to the market will mean faster service for our clients, comments Tomasz Palka, Regional Director from Halton Indoors business area.

Halton will continue its long cooperation with Innovent Ktf. in Hungary. Halton’s customers are served both by Halton’s own local sales team and Innovent Ktf. in the sales of indoor climate components and systems.

Our Hungarian customers will benefit from the expansion. Strengthening operations in Hungary by establishing wider production and sales unit enables us to serve our customers better and faster. Investment will also improve Halton’s appearance in the market for being a leading supplier of indoor climate and systems, says Tuomas Qvick, Halton Clean Air’s Managing Director.

South Base is a high quality newly built warehouse and office complex with a total of 16,000 sqm area for lease that is located in the Northern Industrial Park in Dunaharaszti at the junction of NR 51 and the M0 ring road. Three phases have preceded this project within the park area, where a total of 38.000m2 area warehouse buildings have been built for companies such as Gebrüder Weiss /Hungaroweiss and Törley / Henkell & Söhnlein.

The owner of the project is IPD Group (www.innovationpark.biz). IPD started its business in Hungary about 16 years ago and has completed several similar industrial and office development in Budapest and its vicinity (XXII. Nagytétény, XV.Késmárk utca, Biatorbágy, etc.). Despite the difficult economic situation in Hungary IPD was successful in letting 15.000 sqm of space (including this one) in the first half of 2010. Since 2007 IPD is also active in Bosnia and Herzegovina developing a modern shopping center in Sarajevo. „The successful cooperation between IPD Group and Colliers International has a history of more than 10 years, during which period the two companies participated in approximately 30,000 sqm leasing transactions (including this one). This was one of the reasons why Colliers has received the exclusivity in representing the owner in the leasing process of South Base” informed us Andrea Pusztai, Associate Director of Industrial Sales and Leasing at Colliers International.

With this leasing transaction the occupancy of the project exceeds 30%; also the continuous active marketing activity and the parallel serious negotiations may most probably lead to additional successful leasing transactions in the remaining months of this year.
